Overview
Three villas on seven dunams above the bay, in the corner of Lefkada people ask for by name.
The project
Seven dunams on the slope above Sivota, the sheltered inlet on Lefkada's southern coast where the yachts moor for the summer. The site carries three villas and nothing else.
Excavation and the retaining structure are complete and the frames are up. The houses are due for delivery in January 2027.
Our approach
Buying more land than the scheme needs is what makes the rest of it work. Three houses on seven dunams means none of them looks onto another, the ground between them stays roughly as it was found, and no future phase can be squeezed in behind.
The elevations are dry stone laid against white render and shaded by timber pergolas — the way the island has always built, rather than something imported for the brochure. Each house opens along its long side to an infinity pool set at the terrace edge, so the water reads as continuous with the sea beyond it.
The ground below the plot cannot be built on. The view the villas were designed around is the view they keep.

Sivota is a deep natural harbour on Lefkada's southern coast, ringed by tavernas and moored boats and open to the Ionian beyond the headland. The plot sits on the slope above it, out of the village and within sight of the water.
