Overview
Sixty apartments on twelve dunams, each with a pool of its own and a view of the channel.
The project
Twelve dunams above Nikiana, on the sheltered east coast of Lefkada. The scheme is sixty apartments, each with a private pool and parking, and a shared floor holding a gym and a playground.
Nothing is built yet. This is the project as it currently stands in design, and the drawings will move before consent.
Our approach
Twelve dunams is a large site by the standards of this coast, and the design spends the room spreading out rather than building up. The apartments are stacked in low terraces that follow the slope, so each row looks over the roof of the one in front to the water.
A pool to every apartment is unusual at this scale. It is possible here only because the terracing gives each unit a roof of its own to sit on.
What is settled is the density, the orientation and the fact that every unit faces the channel. The rest is still on the board.
