The project
A corner block of roughly 3,000 m² in the centre of Athens, completed in 2024 and let on a long lease to a single occupier.
The interior was fitted out for its use — teaching rooms, a library, clinical training space — rather than delivered as a generic floor plate.
Our approach
A corner plot gives a building two elevations and daylight on both, which in a dense city grid is worth more than the extra metres a mid-terrace site would have offered.
Fitting out around one tenant on a long lease trades some flexibility for a covenant that does not need re-letting every three years. For an asset held for income, that is the right side of the trade.
Completed, fully let, and unremarkable in the way an income asset ought to be.
