Overview
Fifty-six apartments around a planted courtyard, a short walk from Ammoudi beach.
The project
Four dunams a short walk from Ammoudi beach on Crete, consented for fifty-six apartments across roughly 3,000 m². The blocks are arranged around a planted courtyard rather than along the street, with a gym and a residents' room at ground level.
The permit is in hand and work is due to start in January 2027.
Our approach
Fifty-six units on four dunams only works if the density buys something back. Here it buys the courtyard: the buildings are pushed to the edges of the plot and stepped back as they rise, so every apartment gets a terrace and a line to the water, and the middle of the site stays open and planted.
The elevations are rendered in the sand tones the island builds in and cut by deep loggias, which shade the glazing through the summer without needing anything bolted on later.
The shared floor — gym, residents' room, storage — is what turns fifty-six flats into one address rather than fifty-six front doors.
