Overview

Seven villas on ten dunams of cliff, with the sea reachable on foot from the site.

The project

Ten dunams on the cliff above Afteli, on Lefkada's southern shore, where the island turns away from the channel and faces the open Ionian. Consent is for seven villas, each with a pool, strung along the contours of a slope that falls to the water.

The building permit is granted. Construction is due to begin in the first quarter of 2027.

Our approach

Ten dunams for seven houses is the whole argument. The plot would carry more; instead the villas are spread along a single switchback so that each keeps an uninterrupted horizon, and the maquis between them is left alone.

Every house is a low, flat-roofed volume with the pool at its seaward edge and a shaded terrace behind it. Nothing rises above the roofline, so from the water the scheme reads as a set of terraces rather than as a row of houses.

The site has its own way down to the sea. On this stretch of coast that is rarer than the view.

Afteli is a pebble cove on Lefkada's southern shore, reached by a single road down through the olive terraces. It faces the open sea rather than the channel, and stays quiet through August.
